Tenants & Leases
How do I invite a tenant to the portal?
When you create a lease for a tenant, the system sends them an invitation email. The tenant clicks the link, verifies their email, and sets up their portal access. They'll be able to view their lease and balance, submit maintenance requests, and message you.

Can a tenant have multiple leases or units?
Each lease is tied to one tenant and one unit. If a tenant rents multiple units, create a separate lease for each unit. The tenant sees all their active leases in their portal.

How do I edit or end a lease?
Go to Leases, find the lease, and click to view it. Use the edit button to modify terms. To end a lease, update the end date. Both you and your tenant will see the updated terms in your respective portals.

Rent & Payments
How does rent collection work?
Rent charges are posted to the ledger automatically on each due date, and you log each payment as it comes in (check, bank transfer, etc.). Every charge and payment appears on your Transactions page and on the tenant's statement, with a running balance that always reconciles. Tenants are emailed automatically when rent is charged and when they carry an outstanding balance. Paying rent online inside the portal is not available yet.

Can I set up automatic late fees?
Yes. Set your late-fee terms on the lease — the fee amount and the grace period — and the system calculates the late fee and posts it to the ledger for you. You set it once per lease, so you don't have to remember to apply it each month.

How do I see what a tenant owes?
Each tenant has a running balance visible from the Tenants page. Click on a tenant to see their full transaction history, current balance, and payment status. The tenant sees the same balance in their portal.

Maintenance & Communication
How do tenants submit maintenance requests?
Tenants submit requests through the Maintenance section of their portal. They can describe the issue, attach photos, and mark urgency. You'll receive a notification and can track the request from your Maintenance page. Update the status as you work through it.

How does messaging work?
The built-in messaging system lets you communicate with tenants without sharing personal phone numbers or emails. Messages are tied to the tenant and visible to both parties. Email notifications alert you to new messages so nothing gets missed.

AI & MCP
What is MCP and how do I use it?
MCP (Model Context Protocol) lets you connect AI agents like Claude and ChatGPT directly to your Marula Landlord OS account. You create an API token in Settings, add it to your AI agent's configuration, and then ask questions about your properties, tenants, and finances in plain language. The agent pulls live data from your account.

Which plan do I need for MCP access?
MCP is available on all plans, including Free. On the Free plan, your AI agent can read your data (view properties, check balances, list leases). On Starter and above, it can also create and modify records (add tenants, update leases, send messages). Advanced tools for workflows, financial reports, and automation are available on Pro and Business plans.

Is it safe to give an AI agent access to my data?
Yes. The AI agent connects via a scoped API token that can only access your account's data. It cannot see other landlords' data, change your password, or initiate financial transfers. You can revoke the token at any time from Settings → API Tokens to immediately disable access.

What AI agents work with MCP?
Any agent that supports the MCP standard with Streamable HTTP transport. This includes Claude Desktop and other MCP-compatible clients. Look for "MCP Servers" or "Integrations" in your agent's settings to add the Marula Landlord OS server.
